PROJECTED PROJECT TIME SCALES:
On acceptance of our fixed fee quotation Cityscape can carry out a dimensioned site survey & design consultation for you normally within 72 hours of acceptance.
This initial process takes approximately 60-90 minutes. Our surveyors and designers would require full access to your property. For loft conversions please provide safe loft ladder access and lighting.
Draft scheme drawings are normally issued within 7 days of this survey.
As soon as we have your approval of the scheme drawings we compile and submit the Council applications.
Validation and registration of the Council applications normally takes 1-2 weeks after submission.
A planning decision target date is normally set at 8 weeks from the validation and registration date.
Based on the above timescales you should allow, as guideline, between 9 and 10 weeks for the planning and building application decisions to be reached.
For planning applications, if there are objections from neighbours or Parish Councils etc then the final decision could then be made at the Planning Committee which may add a further 1 -2 months to the planning process.
IMPORTANT DATES:
If Planning permission is granted then your development should begin before the expiration of 3 years from the date on the permission.
If Building Regulation permission is granted then the development should begin before the expiration of 3 years from when the application was deposited.
If you do not make a reasonable start on the development within these timescales then you may need to make new applications and pay further Local Council fees.
If there are minor revisions to a rejected planning scheme then one ‘free’ re-application can be normally made within 12 months from the date on the rejection notice.
Our Agency service normally expires after 4 months duration after plans have first been issued or up to the Local Council decision stages. |
