Our step by step process covers all you need to get you to the build stage
Our comprehensive service will take you from the initial onsite design consultation through to planning and building regulation decision stages, this is normally a minimum 10 week process. We outline below the entire process from start to finish...

If you have completed the online quotation and would like to accept the fixed fee quotation you have been sent then you can call or email us to arrange a site survey and design consultation at your property. If you have not yet completed an online quote get one now on our quote page.

1: Dimensioned Site & Plot Survey
We visit your home to carry out an architectural survey. This is a dimensional survey to ascertain the room sizes, wall thicknesses, boundary positions and external appearance of the building to enable us to prepare the architectural plans for your builders and the local council applications. Our survey is not a conditions survey where we report on any defects to your property or geological issues that may affect your proposal. If this type of survey is required then we would recommend a specialist who can help.

2: Design consultation and brief
We will discuss your project with you, in detail, at your property. We will give you ideas and options to make best use of the space whilst advising on your local planning departments guidelines. We will use this brief as a starting point for the design, don't worry if you do not know exactly what you want thats what the consultation is about and ideas often change as the designs take shape.

3: Computer Aided Design [CAD] Building Plans
The following building plans & information, as applicable, will form part of the Local Council Planning and Building Regulation applications.
Existing and Proposed Floor Plans
Existing and Proposed Elevations
Building specification document & cross section details
Site and Block Plans
Photographic survey
Design & Access Statement
[Scheme drawings will be scaled 1:50 or 1:100 or 1:200 as applicable]

4: Building plans issue
We then send your extension plans to you, normally within 7 days of the site survey, we ask you to let us know if you have any questions or need any revisions to the plans and once you are in approval we compile the Local Council planning and building regulation applications.

We generally produce a set of working drawings rather than just 'Planning Only' drawings to ensure the scheme is feasible before planning is granted as once granted it can be a lengthy process updating planning if the scheme is not Building Regulation compliant.

5: Planning Application or Lawful Development Certificate
We then compile and submit your planning application to your Local Planning Authority via the Planning Portal.

Once your planning application is received by your council we would ensure that your planning application is then registered and validated swiftly to avoid any unnecessary delays for you.

We are registered as planning professionals with the Planning Portal.

A Lawful Development Certificate will confirm your exemption from Planning Permission and that your house extension or loft conversion is exempt from planning permission and complies with the restrictions of the latest version of the Permitted Development regulations.

6: Building Regulations Application
We also compile and submit your building regulation application to Building Control.

Once your building regulation application is received we deal with any queries they raise on the design to gain approval.

We are a Building Control Partner company and have a dedicated Building Control office to deal with our application swiftly.

All of our planning and Building regulation applications are now submitted electronically to speed up the process.

7: Ready to start building?
As long as you comply with any conditions on the planning and building regulation approval you are in a position to start works on site. You may need some specialist advice to comply with these conditions and we can help to put you in touch with the right people.
